Waukesha's development plans ramping up

Many developments will be taking place in the coming months in Waukesha.

One of the immediate projects is the reconstruction of the old Kmart building on east Sunset Drive. Xperience Fitness is one of the tenants moving into that facility, which has been closed for a couple of years.

Xperience Fitness, previously on the west side of Sunset, will fill 40,000 square feet of the 120,000-square-foot building.

The developer, Endeavor Corp., is investing $13 million in the site. There will also be two other sites of development on Sunset Drive as part of Phase II of the project, City Planner Jennifer Andrews said.

But before Xperience Fitness moves in, Andrews said the developers have to "rehab the building" as well as do some site work. If everything stays on schedule, she expects a late fall move in.

The developers are dividing the building for multiple tenants. They are using the base of the structure but revamping the interior and exterior, including a new parking lot. While the parking lot is torn up, the city is planning a storm and sewer project at the site.

Meijer

While Meijer has gotten the approval of the Plan Commission, it will go to public hearing July 16.

If it gets the Common Council approval and is rezoned, which could take place later this summer, construction of the food, clothing and home good merchandising center would begin in early 2014 at the southeast corner of Sunset Drive and Tenny Avenue.

Hobby Lobby

The Plan Commision recommended preliminary plans for a Hobby Lobby in the Shoppes at Fox River, 1200 W. Sunset Drive, part of Phase II in the development. It went before the Common Council for final approval Tuesday.

The 53,520-square-foot building would house everything from a crafts department to the arts, cards and parties, seasonal decor, fabrics, frames, papercrafting, floral, fabric and jewelry supplies, among others.

Andrews said construction is scheduled for later this summer. The store should open by the end of the year.

This is the latest expansion at the Shoppes at Fox River on the city's southwest side. Phase I of the project included a 60,000-square-foot Pick 'n Save and 132,000-square-foot Target and other smaller stores in 2009.

And Phase II of the development, which opened last winter, included T.J. Maxx, Ulta Salon and Cosmetics, Rue 21 and Charming Charlie's. The first development in Phase II included more than 47,000 square feet of retail space on six of the 18 acres of developed land adjacent to the existing Phase I buildings.

When fully built out, the Phase II development has the potential to total 150,000 square feet of junior anchors and small-shop retailers.

Andrews said Hobby Lobby will be on the north end of the property.

Miro Tool

The Plan Commission also approved a 22,817-square-foot addition at the Miro Tool and Manufacturing building, 201 Sentry Drive.

The company provides tool and industrial services as well as laster cutting and welding service.

"It's a nice expansion of one of our manufacturing sites," Andrews said. "It's good to see that a lot is going on."

Multifamily

Moreover, a 209 unit multifamily development at 1910 W. Broadway was approved at last week's meeting.
