Sussex Condominiums Selling Despite Challenging Housing Market

Nine ‘Glen at Seven Stones’ condos already sold prior to Grand Opening July 19-22

Despite difficult times in the housing market and the economy in general, Cornerstone Development of Southeastern Wisconsin has already sold nine of its ranch-style condominiums in the Sussex ‘Glen at Seven Stones’ neighborhood ahead of its Grand Opening celebration July 19-22, 2012. The celebration will begin on Thursday July 19th with a special ribbon cutting ceremony at the new Clubhouse facility at 11:30 a.m., to be followed by lunch and tours of the first model home, The Colonnade. The Grand Opening tours will continue on Friday (10 a.m.-5 p.m.), Saturday and Sunday (both noon – 5 p.m.). The celebration will also include prizes and plenty of fun.

“We are extremely pleased with the enthusiasm surrounding our new condominium neighborhood in Sussex,” said John Wahlen, owner of Cornerstone Development, an Epcon communities Developer. “We’ve already pre-sold nine of these ranch-style units and we’re finding that many buyers want new, single story houses in the suburbs, especially in such a beautiful and convenient location.”

Sitting high above Sussex with beautiful views of the surrounding area, The Glen at Seven Stones is located just south of Lisbon Road at Highway164. The new neighborhood features 56 ranch-style homes along with a beautiful clubhouse featuring a heated outdoor pool and deck, outdoor amphitheater, fitness center, large-screen TV, fireplace, full kitchen and a community room for group events.

The Euro-Country homes are open air, ranch-style 2-3 bedroom units. Prices range from $269,999 to $389,999 and in size from 1,400 square feet to 1,861 square feet (not including basements). The homes also feature quality finishes, courtyards, patios, some with walkouts and others with lookouts are available. The beautiful neighborhood
features ponds, waterfalls and is convenient to new retail shopping, the Arrowhead schools and highway I-94.

Another key to the success of The Glen at Seven Stones project was a unique partnership between the developers and the Village of Sussex. The village board unanimously granted a special tax assessment which included fronting almost $1.5 million in road and sewer improvements for the project. The village will recoup those infrastructure costs from the developers over the next 10 years as the homes sell.

“There’s certainly a need in this community for a product that Cornerstone is developing, said village administrator Jeremy Smith. “It’s a win-win and we hope that it will be successful throughout this process and might be a tool that we can use in the future as necessary given the limitations in the banking industry right now.”

“Ranch-style condominiums are popular because the buyer can get a home built the way they want it, with warranties, and have someone else perform yard work and other maintenance,” added Wahlen. “Our condominiums have been popular because they also include a clubhouse, pool and other amenities.”
