Lares Fashion & Western Wear building in downtown Waukesha up for sale

The building that houses Lares Fashion and Western Wear at 245 W. Main St. in downtown Waukesha is up for sale. The owner of the clothing store, however, won't move out until a buyer is found.

A large Main Street retail space in downtown Waukesha is on the market.

The building that houses Lares Fashion & Western Wear, 245 W. Main St., is up for sale.

Shorewest real estate agent Bill Leech is marketing the 6,200-square-foot space, which is on the corner of West Main and Gaspar streets. Leech is looking to sell the building for $320,000.

Moving after sale

Lares Fashion & Western Wear owner Ireneo Lares, who has operated the shop in downtown since 1991, will move his clothing store out when a new buyer is found.

'It could be a couple of months or a year,' Lares said.

The store can hold up to four tenants.

Lares said he has been doing well in downtown Waukesha, but certain circumstances are forcing him to sell the property.

'I have been doing pretty well and might decide to rent out a spot in Waukesha south from here,' Lares said. 'This is a good corner for a new retail space.'

Leech said the space has been shown to a couple of parties, including one investor.

Other shop closes

While Lares Fashion & Western Wear remains open, a retail shop on the other end of downtown Waukesha is gone. Greenbee on Main, which opened in September 2014 at 439 W. Main St, closed in January.

The shop, which sold a variety of gifts, new and upcycled furniture and home merchandise, and antiques, had been open Thursdays through Saturdays.

Holly LePien, who owns the neighboring Moxie Beauty Lounge, a full-service salon and spa at 437 W. Main St., was also the co-owner of the Greenbee on Main.
